This adaptable approach allows property managers to fine-tune their Apache Junction utility billing and submetering program so it functions exactly the way they want it to. Below is a closer look at how our services support several key property markets and how our customizable solutions can improve efficiency and utility cost recovery.
Multifamily
Submetering & Billing
At first glance, many apartment communities may seem to operate in similar ways. However, our experience working with property managers across the country has shown that each community often has its own preferences regarding resident billing and the recovery of utility expenses. Because of these differences, having a flexible approach to Apache Junction utility billing and submetering is essential for creating a system that truly fits a property’s management style.
From the beginning, Oates Energy designed its Apache Junction utility billing and submetering services to be highly adaptable. Our programs allow property managers to adjust how utilities are measured, billed, and administered while also benefiting from enhanced services that many traditional providers do not offer. This flexibility allows communities to implement utility billing programs that align with their operational goals and resident preferences.
If you are considering Apache Junction utility billing and submetering, our team would be happy to work with you to design a solution tailored specifically to your community and its management requirements.
Condominium Utility
Submetering & Billing
Oates Energy offers a comprehensive range of flexible services designed to support Apache Junction utility billing and submetering for condominium communities. Thousands of associations rely on our programs to help recover shared utility expenses in a fair and organized way. While our expanded service options provide valuable tools for property managers, many of our clients especially appreciate the ability to choose only the services that are truly necessary for their community.
After selecting the services they prefer, managers can further refine how those services are delivered. Our Apache Junction utility billing and submetering solutions can be adjusted to match each community’s operational policies and billing preferences. This level of flexibility allows associations to implement a system that works seamlessly with their existing management practices.
Mobile Home Park
Submetering & Billing
Over the years, Oates Energy has developed highly effective Apache Junction utility billing and submetering solutions specifically for mobile home parks. These solutions are designed not only to promote more responsible utility usage among residents but also to help park owners increase monthly revenue and strengthen the overall value of their properties. By implementing accurate utility tracking and fair billing practices, many parks are able to significantly improve cost recovery.
Our team frequently creates Apache Junction utility billing and submetering programs for parks dealing with inconsistent utility measurements or aging submetering systems. We can help install new systems, upgrade existing infrastructure, and improve the accuracy of utility allocation across the community. For utilities that are not individually metered, we assist property managers in developing customized RUBS formulas that reflect the specific conditions of their park.
Because every property operates differently, our Apache Junction utility billing and submetering services are designed to be highly adaptable. We work closely with park owners and managers to create solutions that match their operational goals and billing preferences. Simply let us know how you would like to improve the recovery of your park’s utility costs, and we will design a solution tailored to your needs.
Commercial Property
Submetering & Billing
Our approach to Apache Junction utility billing and submetering is very different from many traditional providers. Instead of offering rigid service packages, we focus on building flexible solutions that can be tailored to the exact preferences of each property manager. This allows commercial properties to implement utility billing systems that align with their operational practices, leasing structures, and management goals.
With our Apache Junction utility billing and submetering services, property managers can determine which utilities should be individually metered and which utilities, services, or additional fees should be included in the monthly billing process. Because every aspect of our program can be adjusted to fit the property’s needs, our clients are able to operate more efficiently while improving their ability to recover utility costs. Utility Submetering Laws and Regulations in Arizona
*The Arizona Corporation Commission’s Rules on Water requires all water delivered by a regulated water utility to be billed on the basis of metered volume sales. Arizona’s regulations allow the utility to provide a fixed charge schedule for temporary service where water use can be readily estimated; public and private fire protection; water used for street sprinkling and sewer flushing under certain circumstances; and other fixed charge schedules approved by the commission (Ariz. Admin. Code, title 14, art. 4 §R14-2-408).
*A landlord may charge separately for gas, water, wastewater, solid waste removal or electricity by installing a submetering system or by allocating the charges separately through a ratio utility billing system.
If a landlord charges separately for a utility, the landlord may recover the charges imposed on the landlord by the utility provider plus an administrative fee for the landlord for actual administrative costs only. The landlord shall not impose any additional charges. The rental agreement shall contain a disclosure that lists the utility services that are charged separately and shall specify the amount of any administrative fee that is associated with submetering or the use of a ratio utility billing system (Ariz. Rev. Stat. Ann. §33-1314.01).
*The landlord may charge an administrative fee for the landlord’s actual administrative costs. Any monthly administrative fee shall not exceed the greater of the landlord’s actual administrative costs or 10 percent of the monthly charges by the utility provider in the aggregate to the landlord. The landlord shall not impose any other additional charges.
If the landlord arranges for utility billings to be handled by a third party, the utility billings shall instead include the actual and reasonable cost charged by the third party for the service. Those third party charges shall not exceed ten per cent of the monthly charges by the utility provider for that utility in the aggregate to the landlord. For the purposes of this paragraph, “administrative costs” includes the direct actual costs to the landlord of billing for utilities, including the cost of staff time to calculate and mail the bills, postage and stationery (Ariz. Rev. Stat. Ann. §33-2107).
